End of Summer Dollar Point Sales Update

Phew – finally more than a couple homes sold in the neighborhood this summer. There have only been 3 sales in this third quarter of the year but at least buyer activity has been higher. View properties are still having trouble seeing offers and not many more views have been added to the market in Dollar Pt. One of the lakefronts has been taken off the market and the word is that it is selling off MLS.

New Olympic / Tahoe Sierra Estates Listing

This is a phenomenally maintained house on a large, level, sunny lot and it has an assigned buoy in the HOA mooring field. I am doing an open house here now and it has been fairly steady. $1.2m Lakefront with Pier: 6 days then Gone!

The least expensive Tahoe lakefront with a pier (by a long shot) took only 6 days to go in escrow. $1.2m with a real pier is more or less unheard of so I’m not surprised. Soon we’ll hear if it had multiple offers or not.

It is a little Old Tahoe Cabin – listed as a 1 bedroom, 1.5 bath with 900 square feet of living space. It’s in Meeks Bay (you can see it on the map below). Loud motors, shining chrome, tattoos, leather and hair flying in the breeze: sound like a nice way to spend some time in the woods?

Which is prettier, the Lake or the Harley?

Street Vibrations in Reno will have Tahoe a-hum in a couple weeks. The bars will be a little rowdier, the roads a little busier, and the poker tables a little richer. This is one of the great things about Tahoe – all kinds of folks can find what makes them happy up here. And for those of us who live at 6200’ it brings diversity the likes of which we haven’t seen since…three weeks ago when we had our regular invasion of Burning Man folk.

This is a great time to be on vacation in Tahoe. The sun’s out, crowds are gone and we have sports back on the boobtube. Also, there are some great acts hitting the bars and especially the Crystal Bay Club. And for you motorcycle-folk, this is prime time because the roads are dry and even though it’s warm, you won’t cook in those leathers.

The run around Tahoe is 72-miles and although you could buzz the Lake in about 2.5 hours most people make a half-day of it, that is unless they make the mistake of venturing into a casino along the way. Starting in Tahoe City most folks ride until they hit the East Shore where there are some nice pullouts. Along this windy road that traces the shore of a great NV State Park the views are awesome and unlike some other stretches, they aren’t blocked by overbuilt lakefront palaces. A nice stop is Sand Harbor where you can put those toes deep into Tahoe’s unique and fine granitic sand. Continue cruising south and you’ll do the only tunnel on the ride before passing the famous Edgewood Golf Club home of the NBC Celebrity golf tournament. Next you’ll be under the biggest casinos at Tahoe. I recommend stopping at Womack’s BBQ just after you cross the stateline back into California (closed on Sundays). Then you ride the extended South Shore strip before turning north again to hit the gem – Emerald Bay. These are the tightest turns on the route (10mph hairpins) and also the one true knife ridge where a tipped bike could go down either side for 500 feet. There are a few nice parking areas and interpretive signs giving some history of the Lake and its only island. Continue north and you’ll see more of that big blue water before arriving in Tahoma, the farthest south post office on the West Shore. You’ll pass two nice marinas at Homewood then the famous deck of Sunnyside Restaurant, just a couple miles south of Tahoe City.

This past week I saw a sleeved (tattoo’ed entirely up one arm) biker giddy as a schoolgirl when he told his mates about the beauty of his circum-ride-ulation of the Lake. This big guy went on to say that he rented a kayak that morning to see the impossibly blue waters of the East Shore. He looked about as likely to ride a kayak as Bill Gates would be to burn wheelies on this dude’s Harley – but he did it. And that’s great because while here he rubbed off on us and the Lake rubbed off on him –I just hope it didn’t rub hard enough to remove those tattoos….

Tahoe Lakefront Property Selling at High Pace

Things had to budge and once they did, the buyers showed up in incredible numbers. It hasn’t been the highest-end that has been seeing the most action. Tahoe lakefronts dipped so that there was a lakefront sale for $1.08m this spring. In June a number of properties reduced price and before we knew it, 9 were in escrow at once.

The totals as reported in the Tahoe Sierra MLS:

Four closings in August from $2.9m – $6.45m. 3 out of the 4 were in the Homewood area; the fourth was a short sale in Old Brockway / Speedboat beach area.

Already in September there have been three lakefronts that closed – two were adjacent properties that sold for $2.9m each. The third was pier-less on Ferguson in Cedar Flat.

There are four more in escrow and one was supposed to close today (listed at $7.1m).

Off the MLS was a purported sale in the Eagle Rock area – one of the oldest private lake front estates at Tahoe was once on for over $10 million and supposedly closed for $2.9m in August.

Four Lakefronts Sold this Week

Four lakefront homes closed escrow this week. They ranged in price from $2.9m – $6.45m. Two were in Homewood, one was in Tahoe City, and one was on Ferguson Ave. in Cedar Flat.  An impressive finale to a compact, busy summer for lakefront deals coming together.

477 Sunrise Court: Rubicon’s Best Tahoe View

I just listed one of the best views in all of Lake Tahoe today. This is probate sale, the place needs a lot of work, but it has strong bones, a good layout and as you can see, one of the best views around.

Lakefront Water and Sales Heating Up

Five Tahoe lakefront homes have sold since August 1. This is a huge jump considering that only about 1.5 sales was the average for the first 7 months of the 2011. Prices ranged from $2.3m to $6.45m.

Of note:

There was one short sale for just over $3.2m in the Old Brockway neighborhood.

The property for $2.3m is in an incredible location under Eagle Rock, just south of Sunnyside. This boutique neighborhood normally sees very high prices – it’s a historically significant spot where nearby stands one of the oldest private homes in Tahoe (which also sold recently). Anyway, the relatively low price tag on this particular sale was because the house sat very close to W. Lake Blvd and it was a flag lot with about 20′ of frontage.

Tahoe’s water temp is up in the 60’s with a high of 69 in Timber Cove.
