Tahoe Lakefront Home Sales Update

Action in Tahoe’s lakefront marketplace is heating up. “As the lakewater temperature increases so does the pace of sales at our highest levels,” says Alex West, luxury realtor with Tahoe Real Estate Group. Four lakefront properties went into escrow in the last 3 weeks. There are currently 5 lakefront properties in escrow with list prices ranging from $897k for a “split-lakefront” fixer to $9.45m for a 2.3-acre Meeks Bay estate (click here to view listings in escrow). The Meeks Bay estate had only been on MLS for 5 days before going into contract.
In the Tahoe Sierra MLS region (West and North Shores of Tahoe, not including Incline Village) thus far in 2013 there have been 9 sales consummated (click here to view Sold Properties) with the lowest price a foreclosure in Tahoe Vista which received more than 7 offers and closed at $1.52m or 22% over its list price. The highest price paid in the Tahoe Sierra MLS in 2013 is $4.9m for a large two-parcel fixer located just outside Tahoe City.

Tahoe is poised for even more high-end sales as the tech boom in Northern California continues and the economy of Northern California improves. A healthy pace was set in 2012 with record breaking year-end numbers and incredible sales volume in December as wealthy families executed estate planning maneuvers before then-unknown tax changes loomed. Although most high-end buyers can afford to purchase with cash some are opting for extremely attractive loans usually for about half the purchase price.

Year-to-Date Tahoe Market Summary

In the Tahoe Sierra MLS the average sales price is up 5% from 2012 while units sold is off by the same percentage.

Luxury properties over $1m are seeing almost identical numbers year-over-year with 20 transactions averaging $2.6m.

The lakefront marketplace has seen the exact same number of transactions each year through today (8) yet the average sales price is down ~28%. The reason for this is that at this point last year 2012 saw one sale over $11m (buyer brought in by my company), one over $8m and a third for $5.6m. Inventory in 2013 at the highest levels started to build later than usual so those higher-digit sales will likely materialize later than they did last season. Note: there have been sales over $20m in other parts of the Lake in 2013.

Under $1.5m the differences in the numbers are similar to those marketwide. Average sales price is up a little while the number of units sold is slightly lower than this time last year.

Dollar Point Update

Dollar Point has seen some solid sales thus far in 2013. Prices range from $580k (sold in 4 days) to $2.2m in a total of 8 sales (thru 7/6). This is slightly more than 2012 which was the first great year in the neighborhood since the recession hit. The lowest-priced sales for 2012 and 2013 look very similar – a bit dated but with peaks of the lake. The mid-range for each year were very similar – $1.2-1.3m for big lakeviews and homes which were fine as is but could use some cosmetic upgrades. So while prices haven’t seemed to have risen too much in the last year the market is much more stable. Alex can give owners a very good idea of value based on comparable sales and marketing time for properly-priced properties with good marketing is under 45 days.
