IN ESCROW: There are more lakefronts in escrow now than there were at the height of Summer 2011. 10 lakefront properties are under contract and the prices range from $19.95m – $2.3m. The highest list price is the West Shore estate of the late casino magnate William (Bill) Pennington at the north end of Hurricane Bay. There is one home for $3.2 in the historic neighborhood of Tahoe Pines, one on Rubicon‘s deep, sandy beach, and a 5500 square foot lakefront foreclosure in the newer development of Brockway Springs.
ACTIVE LISTINGS: Currently the lowest-priced lakefronts which are not yet in escrow are in King’s Beach with a 50% shared pier and two cottages for $2.1m (this one has been dropping from the sky in recent weeks); and a Meeks Bay lakefront with private pier, 4 beds and baths with gorgeous views to East and South Lake Tahoe. The highest prices are equal or close to the Pennington estate – one Sunnyside masterpiece for $17m; the neighboring parcel with a home designed by Julia Morgan, $17.9m; the 7+ acre Schilling Estate on Rubicon’s Gold Coast, $19.95m.
