Dollar Point has seen some solid sales in 2013. Prices range from $580k (sold in 4 days) to $2.2m in a total of 8 sales (thru 7/6). This is slightly more YTD than 2012 which was the first great year in the neighborhood since the recession hit. All 2013 sales except one have averaged 11 days on market which is an incredibly low number in our market. The lowest-priced sales for 2012 and 2013 look very similar – some offsetting tradeoffs plus a peek at the Lake. Last year, 2012, was a fantastic one for the neighborhood with a total of 23 sales from $490k to $4.25m (non-lakefront sale). The view properties came alive and a good number sold for prices which showed the strength of the neighborhood. Properly-priced listings are selling fast while others are languishing on the market. Aggressive marketing is making a difference as the phone for our listings has been ringing steadily since springtime.
