Slide 3: MEDIA – PRINT
Professional Photography – I use the finest property photographers in Tahoe. Their 360° Tour is amazing. Your property will have one.
120,000 Tahoe Real Estate Group Homes Guides – We are the only company with exclusive distribution rights in The Weekly Magazine. Our Homes Guide is also distributed at Tahoe/Truckee’s most-heavily trafficked areas including resorts, grocery stores, brochure racks, etc. Note: first run is in June & inclusion is timing-dependent.
Consistent Homes & Land Magazine Ads – We run ads in every issue of this popular publication. Our listings can also be found on HomesAndLand.com
Color Property Brochure – To be displayed at Brokers’ Tour, Open Houses and Tahoe Real Estate Group offices.
“Just Listed” & “Just Sold” Direct Mail – I have an interesting spin on this tried-and-true method for introducing your property to move-up buyers and neighborhood “connectors.”
Handwritten Neighbor Letters – I’ll write letters by hand to neighbors who may be interested in buying your property. If I, or anyone in my company, know of any other folks who are looking for your type of property they’ll get a handwritten letter as well.
Slide 4 – MEDIA ONLINE
Panoramic 360° Virtual Tour – This software is incredible. I’ll be sure this tour can be seen on our MLS and I’ll promote it to smartphones and social media as well.
Virtual Tour – Available on your property’s MLS listing, your property-specific website, and Realtor.com. I use an “unbranded” tour for MLS where the goal is to market your property and not a real estate company. Many realtors put their company first by “branding” Virtual Tours with company advertising. This makes buyers’ agents reluctant to send the Virtual Tours to clients for fear of losing them to the listing agent. I put you first.
YouTube Video – YouTube is the second largest search engine behind Google. Your property will have a Virtual Tour and a Walk-through video on my real estate YouTube Channel. It will also be found on TheBigBlueLake.com, and on your property-specific website. Both of these videos will have rich, custom keywords chosen just for your property.
Google: Top Ranking– TahoeRealEstateGroup.com is tops for the most applicable search term: “Tahoe real estate.” Of over 22,000,000 results we come up first. Your property will be featured as a “Hot New Listing” on our home page.
Your Property’s own Full-size Website – I will purchase and host a website for your property. It will have the following pages: Open House Schedule, Photo Gallery, Virtual Tour, Property Map, What’s Nearby, Loan Calculator, Contact Form, Area Demographics and Schools, plus an online Property Brochure. Social Media (Facebook, Pinterest, Google+1) and Search Engine Optimization are all built into the sites I produce for my sellers.
Smartphone / iPhone-Specific Websites – Smartphones and iPhones display websites differently than full-sized computers. Nowadays many Tahoe buyers drive around looking at property on their phones. Having a “mobile” website makes it easier for these buyers to view photos and information about your property. Your listing sign will have a rider instructing buyers to send a text message and instantly view the mobile website and other property information. Their phone number is captured and I can “push” information back out to them when appropriate (private showing, Open House, price change, feature addition, etc.). I also have 2 other mobile sites for every listing.
Enhanced Social Media -Your listing will be ever-present on my Facebook business page. I also send your listing to Twitter, my Google+ business page, and LinkedIn. I use various sources to generate these updates including the same software Fortune 100 companies use to manage social campaigns. All of this is more work but it keeps your property interesting and fresh.
Upgraded Presence on Largest Real Estate Portals – Upgraded memberships to 3 of the top 4 real estate websites in the world. I am a Premier Platinum Agent on Zillow / Yahoo! Real Estate, the largest real estate network. This means my listings appear at the top of search results. It also creates the ability to publicize ‘Zillow Special Offers.’ My company runs showcase ads on Realtor.com allowing for more photos and descriptions which generates more traffic. I also use professional-grade posts on CraigsList. Spring 2013 I started uploading to the Pinterest-like site, HouseHappy.com. Listings are then syndicated to Trulia, AOL Real Estate, Homes.com, MySpace, HomeFinder, RealtyTrac, Enormo, Lycos, RealtyStore, HotPads, Oodle, LinkedIn, FrontDoor, Backpage, OLX, Vast, Trovit, CLRSearch, eLookyLoo and 36 more sites. I syndicate my blog via Google Feedburner and publish it for sale on Amazon Kindle.
Quick Response (QR) codes – These codes are used on marketing materials and signage to direct on-the-go buyers to your mobile website. One of these even captures buyer’s contact information.
Slide 6 – MLS
Complete property description on Multiple Listing Service website with maximum photos allowed – You wouldn’t believe how many listings have sloppy, inaccurate content. There are exactly 300 feature options on the MLS website that buyers and realtors search to find the right properties. I will be sure to use all that apply to your property. With my professional writing background I’ll also ensure that your property description is top notch.
Broker’s Open House increasing exposure and generating Insider Buzz – Our Board of Realtors has weekly tours and your property will be included (once per year by MLS rules). We will have your looking its best for this event.
When appropriate, arrange for private showings to the most proper in- and out-of-area realtors – Some realtors are “Buyers’ Agents” who specialize in selling to certain demographics. If applicable, I will decide who are the most important for your property and arrange for private showings.
Slide 7 – MY BUSINESS
Review property highlights, details & potential – You and I will walk the property so I can get your opinion of the biggest selling points and possibilities for buyers. With your permission I can research county records and analyze other pertinent docs to see if there’s more ammo than meets the eye.
Discuss staging or decorating possibilities – Some properties need very little to push them to the top of the pack. Others need a professional eye to bring out their best and attract top dollar. I have preferred vendors who can help with this if needed.
Recommend / oversee inspections and repairs – Sometimes the best offense is a good defense. Doing the right inspections and repairs before listing your property can prevent buyers from attempting to re-negotiate the deal once we are already in escrow. I have contacts for any necessary repairs and I can help facilitate in getting the work done quickly. I also know the best land use planners should we need their services, too.
Pricing Strategy – Based on the Tahoe Sales Cycle, current market conditions, comparable sales, and your needs I can price your property at the sweet spot. This will get us healthy buyer interest and result in a smooth transaction.
Visit the property frequently – I’ll make sure things are looking their best and that our brochures are stocked.
Communicate developments regularly – We will be in touch via your preferred mode of communication. Main topics will be buyer activity and showings, other sales in your property’s niche, and Big Picture happenings in the Tahoe real estate community. Reports include hit data for much of our online media.
Slide 8 – THE SALE
Qualify prospective buyers – Different purchase prices require different qualifications from buyers. I know what these are and will prevent us from wasting time on anyone who can’t afford your property.
Analyze then present all offers to you – I am a student of the California Association of Realtors Residential Purchase Contract. This allows me to formulate your best options and give recommendations. I will go through all offers in detail and present them to you professionally. I have plenty of experience with multiple offer situations and other scenarios which oftentimes require a healthy dose of creativity. I also have access to the California Association of Realtors legal team when needed.
Assist in negotiating the best terms – I have a good sense of timing – when to ice ’em and when to push ’em…. I will present strategy options so we chart the best course and get the most for your property.
Secure permission to contact buyers’ lender – Being in contact with the other side’s lender can be vital for a number of reasons that I am happy to discuss in person.
Create timeline and manage escrow details – I’ll keep an eye on all things big and small. You will receive a spreadsheet with important deadlines.
Handle buyers’ realtor as necessary – This goes without saying.
Slide 9 – SERVICE AFTER THE SALE
These are mostly self-explanatory but the promise here is that once escrow closes, our business relationship doesn’t have to be over. I am available for anything you may need which is why a big part of my business comes from client referrals.
