The Olympic neighborhood had an interesting year in 2011. There were two short sales ($400k & $475k) and 3 standard sales, all under $1 million. There were five more listings which didn’t sell. Other neighborhoods had similar problems (eg. Dollar Point). Across the MLS average days on market is up 37%. The good news is that the number of Tahoe Basin homes sold so far this year is higher than 2011 (52 vs. 40, as of 3/21 each year). What it boils down to is that buyer confidence is climbing while interest rates remain very low.
During summer 2011, my company sold our listings roughly 3x faster than the MLS average: Tahoe Real Estate Group = 40 days; entire MLS = 110 days.
I am projecting that 2012 will be a better market than ’11 for Tahoe Sierra Estates.
